1. Scope of Application

These Terms & Conditions apply to the use of the website www.panorama-villa.com and to all inquiries, reservations, and bookings for the holiday accommodation Villa Panorama made through this website.
Any deviating terms proposed by the guest will not be accepted unless confirmed by us in writing.

 

2. Booking & Contract

The content of this website is for informational purposes only and does not constitute a binding offer.
A binding rental agreement is concluded only when we confirm your booking request in writing (via email) and receive your deposit in accordance with the stated payment terms.

3. Prices & Payment Terms

All prices listed on the website are in euros and refer to the entire property per night, unless otherwise stated. Prices include applicable VAT (if applicable).

Payment is made in two instalments:

• 50% deposit upon booking confirmation (within 7 days)

• 50% remaining balance no later than 4 weeks prior to arrival

Payments are made via bank transfer unless otherwise agreed.

4. Cancellation Policy

• Up to 30 days before arrival: free cancellation

• 29 to 14 days before arrival: 50% of the total amount is due

• Less than 14 days before arrival or no-show: 100% of the total amount is due

We recommend taking out travel insurance.

5. Use of the Property

The property may only be occupied by the number of guests specified in the booking.
Events, parties, or gatherings are not permitted without prior written consent.

Guests are expected to treat the house and its furnishings with care. Any damage must be reported immediately.

6. Pets

Pets are allowed, but must be registered in advance and confirmed in writing by the property owner or manager. Unregistered pets are not permitted on the premises.

7. Resident Cat

Please note: A cat lives on the property. She is cared for and fed exclusively by the house manager. Guests are kindly asked not to feed the cat or let her inside the house.

8. Arrival & Departure

• Check-in: from 3:00 PM

• Check-out: by 10:00 AM

Different times may be arranged in writing, subject to availability.

9. Liability

We are not liable for any lost or damaged personal belongings of guests.
We are only liable for material or financial damages caused by gross negligence or willful misconduct. For slight negligence, liability is limited to foreseeable damages and only if essential contractual obligations are breached.

10. Data Protection

The processing of personal data is carried out in accordance with our Privacy Policy.

11. Final Provisions

Should any provision of these Terms & Conditions be or become invalid, the validity of the remaining provisions shall remain unaffected.
German law shall apply. Place of jurisdiction, to the extent permitted by law, is Berlin, Germany.
